Commercial cleaning costs in the Central Valley and Sacramento area

A cleaning price in the Central Valley or the Sacramento area comes down to a few things you can measure: floor area, how often crews visit, the rooms that take the most work and the local cost of labor. Here is how those pieces fit together, with 2026 figures and worked examples from Fresno, Bakersfield and Elk Grove.

How a cleaning provider puts a number on your building

Recurring commercial cleaning is billed as a monthly rate for each square foot the crew covers, and every recurring figure here assumes five nights a week. Daytime porters bill by the hour, and one-time jobs such as carpet extraction carry a per-foot price for that job alone.

Every range here is a rounded 2026 figure from published market data. Your own price comes from an on-site walkthrough and the quote we build from what we see.

Typical 2026 rates across the Sage service area

Prices for nightly janitorial service run from Carson City at the low end to San Francisco at the top. In the list below, the first figure is for large, simple floors and the last for busy buildings with long task lists. Central Valley cities sit in the lower half of each spread, and every service carries its own unit.

Three worked examples from the Valley and Sacramento area

Fresno. Picture a 9,000-square-foot professional office in Fresno, cleaned five nights a week. Fresno office rates usually run $0.14 to $0.22 per square foot each month, which puts this office at roughly $1,260 to $1,980 a month. A plain layout with two restrooms lands near the bottom of that span, and a busy suite with a large kitchen and plenty of glass lands near the top.

Bakersfield. A distribution building has 12,000 square feet of offices, breakrooms and crew restrooms, plus a day porter four hours each weekday. Nightly cleaning at the Bakersfield band of $0.15 to $0.23 comes to $1,800 to $2,760 a month. The porter adds about 87 hours a month at $34 to $43 an hour, or $2,960 to $3,740. Only the offices, breakrooms and restrooms are counted in this example.

Elk Grove. A 5,000-square-foot office in Elk Grove has carpeted workspaces. Five-night cleaning at the Elk Grove band of $0.15 to $0.23 runs $750 to $1,150 a month. Each round of carpet extraction, at $0.20 to $0.40 a foot, costs $1,000 to $2,000 for the full floor, booked when the traffic lanes need it. Were the same space a medical suite, the nightly figure would run 20 to 50 percent higher.

What moves the price up or down

Size cuts two ways. A bigger building costs more each month, yet its rate per foot usually falls, because crews move quickly across open floor. A compact suite carries the same fixed chores as a large one, such as its restroom and breakroom, spread over fewer feet, so its rate per foot runs higher.

Schedule comes next. Five nights a week is the baseline for the figures above; fewer nights bring the monthly total down, and daytime porter hours raise it. Restrooms, breakrooms and hard floors add minutes to every visit. A building that keeps vendors out until late evening, or an alarm routine that takes time to clear, adds labor before cleaning even starts. Jobs that call for prevailing or union wages raise the labor cost under every line.

Facility type shifts the band as well. Medical suites run 20 to 50 percent above office rates because waiting rooms stay busy, restrooms sit closer together and practices specify their own products. Warehouses and plants come in lower per foot, since the price follows only the floor that actually gets cleaned. Schools, churches and shopping centers usually land at or a little below office rates.

Why the same office costs more in some cities

Labor is the largest piece of any cleaning price, and it costs more around the Bay than in the Valley or Northern Nevada. That is why the same office prices differently from one city to the next.

Our city bands show the spread. Fresno runs $0.14 to $0.22 a square foot, Bakersfield, Elk Grove and Sacramento $0.15 to $0.23, Carson City and Reno $0.14 to $0.21, and San Francisco $0.17 to $0.25. Priced at San Francisco’s band, the 9,000-square-foot Fresno office above would run $1,530 to $2,250 a month.

How to read and compare cleaning quotes

Two quotes only compare fairly when they describe the same work. Check that each one names the nights per week, the rooms in the plan and the tasks done on every visit. A modest monthly figure built on three nights is a different service from a larger one built on five.

Look for the periodic lines next. A clear quote lists carpet extraction, floor care and other one-time jobs apart from the recurring rate, so you see what the routine itself costs. Sage crews can supply paper, soap and liners or refill from the stock you keep on site, so compare supply terms too.

Then hold the per-foot rate up against the bands above. A figure far under a city’s usual range tends to mean fewer visits or a shorter task list than you had in mind. Our commercial cleaning checklist shows what each visit should cover, and the guide to day porters and night crews helps you decide whether daytime hours belong in the plan.

A few useful answers

Quick answers.

What is a typical commercial cleaning rate in Fresno?

Five-night office cleaning in Fresno usually runs $0.14 to $0.22 a square foot each month on 2026 market data. Large, plain floors begin around $0.09, and busy, detailed buildings climb to $0.39.

Why does a medical suite cost more to clean than an office?

Waiting rooms stay busy all day, restrooms are more numerous for the floor area, and touch points need more disinfection. Together those push medical suites 20 to 50 percent above office rates.

How is a day porter billed compared with nightly cleaning?

Porters bill by the hour rather than by the square foot. Across our region that runs $28 to $57 per porter-hour, most often between $31 and $47.
